LEASE REGULATION

1) LEASE: SORRENTO ENJOY SRLS promotes and concludes tourist rentals of farmhouses, holiday homes, villas, and apartments in the name and on behalf of the owners of the aforementioned properties.

2) METHOD OF PAYMENT: Upon receipt of the booking confirmation, the customer must pay 30% of the total rental amount. The balance must be paid no later than 45 days before the start of the lease. If the booking will be made within 45 days prior to the start of the lease, the relative amount must be fully paid at the time of booking confirmation. Payments must be made to SORRENTOENJOY SRLS by bank transfer or credit card.

3) RENTAL VOUCHER: The Voucher with all the data regarding the booking will be issued by SORRENTOENJOY SRLS after receipt of the balance of the lease and the itinerary to reach the accommodation or any other meeting point for the delivery of the keys. It is forbidden to give the Voucher to others or to show up in a number of people greater than that indicated in the Voucher, or than the number of places available in each housing unit, except for children up to three years of age. Any replacement of a person during the rental period is prohibited, unless previously agreed with SORRENTOENJOY SRLS. Failure to comply with these clauses will entitle the owner of the property to refuse access to the customer in the rented housing unit. In the event that such non-compliance occurs during the stay, the owner may request immediate removal and the customer will not be entitled to any refund. The customer can be removed even if during the stay he behaves in a way contrary to the most elementary rules of civil education (breaks objects, dirty etc. ..). ..).

4) RENTAL PRICES: The rental price is intended per rental unit, delivered clean, and includes: (unless otherwise indicated on the booking voucher), the consumption of hot and cold water, electricity, cooking gas, linen bedroom and bathroom, use of the swimming pool where required. Does not include: the security deposit, heating, air conditioning, etc .... Any other additional service requested by the customer must be paid locally. Final cleaning is governed by the following Art. 6 letter C unless otherwise indicated on the voucher.

5) ARRIVAL - DEPARTURE AND SECURITY DEPOSIT: a) Arrival at the booked accommodation must take place in the afternoon between 3.00 pm and 8.00 pm. In the event that on the day scheduled for arrival, the customer has delays, he is obliged to notify SORRENTOENJOY SRLS by calling the number 3339436654. In the event of a delay not communicated, the SORRENTOENJOY SRLS owners represented by it decline all responsibility and will not give refunds to the customer expenses of any kind and the accommodation will be delivered the next day. For arrivals after 19.00, previously agreed with SORRENTOENJOY SRLS or with the owner, the customer may be asked for a supplement for late check-in. b) Upon arrival, the customer is required to present to the owner of the booked accommodation, or his / her representative, , the Booking Voucher and an identity document (passport or identity card) of all persons, in order to allow them to be registered with the competent authorities. Upon delivery of the keys, the customer must pay the security deposit, in cash (euros), as indicated in the voucher. This deposit will be returned to him on departure after deducting the amount of any damage caused to the accommodation. The customer is in any case liable to the owner for any damage caused to the house exceeding the amount of the security deposit. The owner or his representative will refuse entry to the accommodation to customers who have not paid the security deposit. On the day of departure, customers must vacate the houses between 08.00 and 10.00 in the morning, in order to allow the owner or his representative to check and clean the house before the arrival of new guests. For departures outside these hours and in the event that the owner cannot check the rented house, he is authorized to return the security deposit later (less any damage) only after having checked the accommodation. SORRENTOENJOY SRLS declines any responsibility in case of disputes regarding the deposit, between customer and owner. c) The accommodations are delivered clean and in perfect order. In the event that the accommodation is returned particularly dirty and / or with dishes to be washed, the owner is authorized to withhold, as a further refund, Euro 10 per person from the security deposit. d) the owner or his representative reserve the right of access to the rented house to carry out the essential routine maintenance operations (garden, pool cleaning, etc.). e) PETS: Pets are allowed only SORRENTOENJOY SRLS in the accommodation where expressly indicated. At the time of booking, the customer must notify SORRENTOENJOY SRLS of the presence of animals and the number. In some cases it is required to pay a supplement, which will be indicated in the voucher, to be paid on the spot to the owner. f) HEATING: Currently in Italy the use of heating is expected from 01 November to 31 March. The possibility of using the heating outside this period must be agreed with the owner, and a cost will be calculated for its use based on the consumption made. g) AIR CONDITIONING: in houses equipped with air conditioning, for its use, a cost calculated on the basis of consumption may be required.

6) COMPLAINTS: All the houses are periodically checked by SORRENTOENJOY SRLS staff and the catalog descriptions are drawn up with care and in perfect good faith. If, exceptionally and without the knowledge of SORRENTOENJOY SRLS, changes have been made to the rented accommodation, the latter declines all responsibility but will work promptly to verify and solve any problem. Any complaints must be sent to SORRENTOENJOY SRLS, in writing by email at the address: sorrentopoolsuites@gmail.com, within 48 hours of the customer's arrival. Complaints not reported in writing, within the above terms, cannot be taken into consideration. In the event of a complaint, SORRENTOENJOY SRLS reserves the right to verify the reasons for the complaint on site and during the customer's stay, and the customer undertakes to give SORRENTOENJOY SRLS the time necessary to try to resolve any problem. In the absence of the aforementioned written communication, customers who leave the accommodation before the scheduled date will lose all right to a refund of the rental price and will in no case be reimbursed for hotel expenses and any other costs incurred. SORRENTOENJOY SRLS does not recognize atmospheric events, insect bites, lack of electricity, gas or water as motivated causes of complaint if this depends on the service providers.

7) LIABILITY: Should force majeure prevent the booked accommodation from being made available to customers, SORRENTOENJOY SRLS reserves the right to be able to assign another accommodation with similar or superior characteristics, or in extreme cases to cancel the reservation by reimbursing the tourist the amount paid for the lease without the latter being able to make further claims for compensation for any reason. Acceptance of the new accommodation extinguishes any right to any refunds or requests of any kind.

8) CANCELLATIONS: In the event that for any reason a customer cancels the reservation, the same will be entitled to a refund of the amount paid net of the penalty percentages listed below: -30% of the rental price for cancellations up to 45 days before the lease. -75% of the rental price for cancellations received between the 44th and the 16th day before the rental. -90% of the rental price for cancellations received between the 15th and the 3rd day before the rental. -100% of the rental price for cancellations received between the 2nd day and the start day of the rental, and in case of No Show.

9) MODIFICATION OF RESERVATIONS: Changes to bookings already made, which involve a change in the holiday period and / or accommodation, which arrive at our offices within 45 (forty-five) days prior to the start of the lease, will be considered CANCELLATIONS and governed by the cancellation conditions above. The customer is advised to stipulate a suitable insurance contract at the time of booking, in order to prevent the negative consequences of a cancellation.

10) GUARANTEE FUND: In compliance with the legal obligations deriving from Legislative Decree 79 of 23 May 2011 - art. 50 paragraph 2 and paragraph 3 and subsequent amendments / additions SORRENTOENJOY SRLS S.R.L. has contracted an adequate INSURANCE POLICY with allianz which guarantees the Tourist for the reimbursement of the price of the tourist package and / or the cost of the immediate return if the tourist himself is not put in a position to use all or part of the services included in the tourist package exclusively in case of insolvency or bankruptcy of the same ADV / TO

11) INSURANCE: SORRENTOENJOY SRLS in compliance with the laws in force (International Convention relating to CCV Travel Contracts referred to in the Italian Law of 27.12.77 n. 1084 and EEC Directive 90/314 of 13.06.90) and in order to protect its customers have stipulated the following policy with allianz: Civil liability insurance policy and coverage of risks arising to people from participation in travel and accommodation programs, pursuant to Art. 13 of the Tuscany Region Law n. 16/94 and subsequent amendments and additions and with the established ceilings and approved by the Tuscan Regional Council with resolution no. 5823 of 05/30/94. Policy stipulated with SORRENTOENJOY SRLS in order to guarantee tourists and properties used during their stay.

12) ADDITIONAL CLAUSES: with his booking confirmation, the customer confirms acceptance of these general rental conditions for all purposes of law and reason. The customer cannot attribute to SORRENTOENJOY SRLS or the owner the consequences of his possible ignorance of these contractual conditions. The villas, houses and apartments published on the website www.sorrentoaccommodation.it are partly tourist accommodation facilities, and partly private homes. Therefore, these properties do not have categories that are homogeneously recognized by the international tourism world, but reflect the owner's personal taste and local traditions in the architecture and furnishings.

13) JURISDICTION: For any legal dispute, the place of jurisdiction for the territory is that of TORRE ANNUNZIATA. This contract is regulated by the Italian law. SORRENTOENJOY SRLS is only responsible for the provisions of the Italian laws governing real estate business.

14) PROTECTION OF PERSONAL DATA: For the conclusion of the rental contract, SORRENTOENJOY SRLS needs some personal data of the customer. Pursuant to and for the purposes of art. 13 of EU Regulation 2016/679 (GDPR), we inform you that, in relation to the Customer Information on the Processing of Personal Data you have made available to SORRENTOENJOY SRLS, we inform you that these will be processed to meet the specific purposes related to the tourist rental of villas, farmhouses and holiday homes. The processing of your Personal Data will be carried out using suitable paper, electronic and / or telematic tools, with logic strictly related to the aforementioned purposes and, in any case, in such a way as to guarantee the security and confidentiality of the Data. The collected material will be used exclusively for the purposes indicated above. Some Personal Data may be disclosed to any persons who provide SORRENTOENJOY SRLS with services or services that are instrumental to the purposes indicated above. Your Personal Data will be processed for the time necessary to carry out the aforementioned purposes and will be kept for the time necessary or in accordance with the law. Rights: access, updating, rectification, integration, cancellation, limitation of personal data processed, including those no longer necessary for the pursuit of the purposes for which they were collected; have information about the logic, methods and purposes of the processing.
